- Why is my window hard to open?
- Usually a failed balance on hung windows, or worn rollers and a debris-packed track on sliders. Corrosion and frame distortion are secondary causes in coastal areas.
- Can foggy windows be fixed?
- Fog between the panes means the insulated glass unit's seal failed. The glass unit is replaced in the existing frame — the whole window does not need to go.
- My window will not lock. Is that serious?
- It is a security and, on impact windows, a wind-load concern. Locks and keepers are usually straightforward to replace or realign.
- Water comes in during heavy rain. What is wrong?
- Typically blocked weep holes, failed glazing seals or degraded weatherstripping. All three are repairable without replacing the window.
