A window that looks permanently hazy, no matter how thoroughly it is cleaned, is one of the most frustrating problems a homeowner can have. It is also one of the most misunderstood. The moisture is not on the glass you can reach — it is sealed inside the window itself.

This guide explains what causes it, how to tell it apart from ordinary condensation, and which repair options genuinely work.

What an Insulated Glass Unit Actually Is

A double-pane window is not two separate sheets of glass. It is a single manufactured assembly: two panes bonded to a perimeter spacer, with a dry, sealed cavity between them. The spacer usually contains a desiccant that absorbs any residual moisture at the factory, and the sealed cavity is what provides the insulating performance.

Because it is a sealed assembly, it cannot be opened, cleaned and closed again in the field. That single fact determines every repair option below.

Why Seals Fail

The perimeter seal is a flexible bond between glass and spacer, and it lives under continuous mechanical stress.

• Daily thermal cycling flexes the seal as the panes expand and contract at different rates
• UV exposure degrades the sealant chemistry over time
• Pressure differences from altitude, temperature and wind pump air in and out
• Water sitting in a blocked glazing channel attacks the seal from below
• Frame movement and racking put uneven load on one edge of the unit

Once the seal is breached, humid outdoor air enters the cavity. When temperatures drop, that moisture condenses on the interior surfaces of the panes, and you get the characteristic haze or droplets.

Why It Happens Sooner in South Florida

Broward County concentrates every one of those stress factors. The outer pane absorbs heavy solar load while the inner pane sits against air-conditioned air, producing large daily differentials. UV intensity is high year-round. Ambient humidity is high enough that even a small breach admits very wet air quickly. Units on west and south elevations almost always fail before those on shaded northern walls.

Seal Failure or Ordinary Condensation?

This distinction matters, because one is a window problem and the other is an indoor air problem.

Moisture on the room side of the glass

If you can wipe it off with a cloth, it is interior condensation. That is a humidity issue caused by indoor moisture meeting a cool glass surface — common with high indoor humidity, poor ventilation or an over-cooled room. The window is not faulty.

Moisture on the outdoor face

Exterior condensation on a humid morning is normal and is actually a sign the glass is insulating well. It clears as the day warms.

Moisture you cannot reach

If cleaning both accessible surfaces changes nothing, the moisture is between the panes and the seal has failed. That is the only one of the three that requires a repair to the window.

What a Fogged Unit Costs You

Beyond appearance, a failed unit no longer performs as designed. The sealed cavity was part of its insulating value, so more heat transfers through the glass and the air conditioning works harder. Repeated condensation cycles also leave mineral deposits that permanently etch the interior glass surfaces, so the haze becomes worse over time rather than stabilising. On the resale side, fogged windows are highly visible during inspections.

The Repair Options, Honestly Assessed

Cleaning

Not an option. The affected surfaces are inside a sealed assembly.

Defogging services

Some companies drill the unit, flush it and fit a small vent. It can improve appearance temporarily. It does not restore the sealed, dry cavity, does not restore full insulating performance, and does not remove mineral etching that has already occurred.

Replacing the insulated glass unit

This is the repair that actually works. The failed sealed unit is removed and a new one, matched in size, thickness and glass type, is installed into the existing sash. The frame, hardware and finish stay exactly as they are.

Replacing the whole window

Only necessary when the frame or sash has also failed, or when the unit is being changed for other reasons such as an impact upgrade.

What the Repair Involves

A technician confirms that the moisture really is between the panes, measures the unit precisely, and records the glass makeup so the replacement matches the appearance of neighbouring windows. Insulated units are fabricated to order, so there is a lead time. On installation day the old unit is removed, the glazing channel is cleaned, the new unit is set and sealed, and the stops are reinstalled. Most single units are completed in one visit once the glass has arrived.

Can Seal Failure Be Prevented?

Not entirely — every insulated unit has a finite seal life. But you can avoid shortening it: keep the glazing channel and weep holes clear so water does not sit against the bottom edge of the unit, address frame movement early so the glass is not carrying uneven load, and deal with perimeter sealant cracks before water gets behind the frame. Those three habits are the difference between a unit that lasts its full life and one that fails a decade early.
